    Thanks, Is that Kippa-Ring too close to D bay which has a reputation?
    I am thinking about Kallangur quite close to planned Uni too.

    Just watch Public Housing concentration in Kallangur as some area's have up to 30% Public Housing.

    Depends on traffic and how you plan your day. Should be alright, visiting actual houses will take up time.

    Two days is a very tight timeline...Brissie very sprawled out and lots to see

    I would factor in another day as you may want to re-look at a property of interest

    Hmm, the reddest area in the 1st pic is quite yellow in the 2nd.

    Yellow represents concentration of renters in that area which would mean it would normally mirror the Public Housing profile in that area also..

    Something doesn't make sense in that map. 90% of the dark yellow section at the bottom of that rental map for Kallangur is totally undeveloped bush land. It represents the 200hectare block the local council has purchased for the proposed university. To say that it has a high rental density makes no sense, unless you take into account koalas in trees.

    Imo stay away from newer properties if you are looking out that way. People paid too much in North lakes and continue to do so. Susceptible to market movement.
    You are paying too much for the house relative to the far away land. I was trying to convince my colleague 4 years ago to sink bet 600k from her canberra house into woolowin etc into an oldie not some treeless big house in Northlakes. She didn't. What's grown more? One is 50km away the other is 5. Paying a lot for Chinese fabricated junk often.
    Get a solid but old place if your going out there. Otherwise come closer and get something uglier.

    We were looking around the new rail line however an agent pointed out that there is already heavy rail nearby and a lot of places will be 5 minutes closer to a station as opposed to 10 minutes currently. It made us think that buying close to one of the new stations may not equal as much potential growth as initially thought. Obviously it is an indication though of more people moving into the area.

    Not sure what the rental demand for North Lakes is like but there seems to be a lot of rentals in that area.

    Have you been on the train from NL to Brissie? Are they packed during peak hours? Sydney's trains are packed during these hours and driving into CBD is madness (I've done that few years)... Is Brissie similar to Sydney in this respect? I do wonder if buying close to train line always going to deliver good returns by paying a premium.
