Dilapidation Report - Anyone had any experience getting one done?

    Hi all,

    We are getting close to construction stage on our IP reno and need to source someone to do a dilapidation report on our neighbours houses. We assume that a suitably qualified person is a structural engineer, although our structural engineer for the build said that he doesn't do them.

    Anyone had any experience with this or can recommend someone in Sydney that does them?

    Get a mob who does normal pre-purchase inspections eg Tyrells.

    DA condition states:

    DILAPIDATION REPORT – MINOR
    1. Subject to the receipt of permission of the affected landowner, dilapidation report/s of adjoining buildings are to be prepared by an appropriately qualified practising structural engineer and submitted for the approval of the Principal Certifier:
      (a) prior to the commencement of demolition/excavation works; and
      (b) on completion of construction demolition/excavation works.


      Found it strange that the 2 structural engineers that I asked weren't interested.

      Thanks for the tip. Will do a ring around and try some pre-purchase inspectors who hopefully have a structural engineer on their books.

    We had renovated our IP unit on the first floor between ground floor and top 2 floor, so part of other units complex, not a house, and hence had to produce DR before and after on those closest to us but note NOT ALL, as managing Strata requested it.
    We had used as per below so give them a call and ask for a quote.

    Our reports for neighbouring properties to our development were organised by our project manager and were done by a company specialising in dilapidation reports, commercial building inspections, handover inspections, building stage inspections, maintenance inspections, building & pest inspections.

    This is Brisbane so a similar company as @Scott No Mates indicates would be the people to call.

    Heaps of companies that specialise in dilap reports - make sure you get a couple of quotes and don't necessarily go for the cheapest. Dilap reports are very important for you as it documents the conditions of existing infrastructure or neighbouring properties.

    Make sure the reports covers as much information as possible and if you are doing a dilap report for a neighbouring property and an owner refuses access then ensure that this is documented thoroughly.
