Did tenants ask LL conpensate for damages due to floods in Brisbane?

    Hi

    Just wonder if anyone has an IP in Brisbane suffering from floods in 2011 and 2015. Did tenant ask you compensate for damages due to floods? or did you get insurance cover for tenants' damages?

    Tenants need their own contents insurance for their stuff

    Do you need to buy a property in a flood area?. Only a very small minority did actually flood. Brisbane is very hilly. Can move 100m in one direction and have absolutely no chance of that property ever flooding due to the 100m being uphill. Check the BCC interactive flood maps.
    Having said that I have seen some awesome deals going on properties that are captured in the BCC flood zone. A little bit more insurance though.

    As @D.T. alluded to, you cannot insure things that are not yours. Tenants can only insure their own possessions.
