Developing in Ryde

    Does anyone here have any experience developing within Ryde council?

    My Dad is wanting to downsize, so I was thinking about buying his place and building a duplex, or possibly even acquiring the neighbours property and building villas.

    However after a little research, I discovered that the 2014 Ryde LEP is extremely restrictive.

    The block is 700m2 with a 16m frontage, but apparently that doesn't cut it for Ryde council as they require a minimum 20m frontage for dual occupancy attached dwellings.

    I really don't get it. Why zone an area R2 if 99% of properties in the area have less than a 20m frontage?

    Would love to hear your thoughts/experiences.

    I suggest talk to a town planner... you never know your luck in the big city. They may be able to do something for you.
