    It's the builders responsibility to ensure the perimeter fence meets the requirements under law, to prevent unauthorised entry to site for safety reasons.

    Big trouble in little china!

    Builder has just advised there's no gas connection to the premise. Options from here are to pay $18.3K +GST to do a 145m extension, swap to bottled gas at the new dwellings, or swap appliances and hot water to electric.

    I've written back saying that they were the ones who did the checks and so i made my decisions in good faith therefore costs should be borne by them. We'll see how that goes :(

    Can you still do this?? It used to be if gas could be brought in from the road,in your case via a extension, bottles couldnt be used.

    I'm not sure of the rule on that yet, but given its 145 metres they're trying to pull it from I'd say that is one option.

    I've gone back to them saying they can either pay the $18k or they can pay to have the appliances and hot water swapped.

    Interesting thing is, in my encumbrance/design code it specifies gas hot water and they were provided this at time of quoting and they said they'd comply/adhere with the whole document.

    I would fight it and make them sort it out if you can. If its a fixed contract and this is not an exclusion eg 'connection up to 30m only', then I would fight it.

    Today 28th Sept went up for a look to review / measure fence situation as complained about a few posts up. I'm going to leave it as is for now.

    Still haven't heard back regarding gas issue mentioned above, but notices gas connections and bayonet are already in.

    3rd and 4th Progress Payments also due as brickwork, roofs, ceilings and wall lining are done.

    Rear of houses, also measured for future landscaping

    Future kitchen, note high ceilings

    Future lounge room, there's a small court yard (maybe deck?)

    That lounge room little court is crying out for a nice modwood deck. You should go be nice to your chippie and see if he'll build you one at a good price.

    Yeah 1 & 2 have been paid, footings and slab. Numbers 3 (bricks and roof) & 4 (ceiling and wall lining) arrived today for approval and payment.

    Builder is not including it. I have a quote that I obtained at the start to include with the borrowed amount, but the Mrs and I may do it ourselves.

    My mother actually built an almost identical build to the one that DT is doing and she did this, with the deck following from the side of the house around to the rear- looks great. Can really open up the space which many other people leave as a dead wasted area.

    Builders that have been around will always include conditions where they are not liable for services outside the property boundary. Connections within the property, sure.

    Outcome of fence situation - none, it doesn't warrant action til completion imo

    Outcome of gas situation - builder changed house connection from natural to lpg. Ill supply bottles and tenants will refill them.

    Went to have a look, there's damage in one which I hope gets fixed. It seems someone wanted to punch / kick a lounge room wall for fun.

    Been doing some pre planning and measuring for landscaping etc. Have a concreter coming out this week to measure / quote for driveways and perimeter paths.

    Sort of, but I'm over my estimate already. The build contract was 135k odd I think. I was allowing 15k for the other bits, but it'll prob work out to 6k concreting, 4k fencing, 5k floor coverings, prob have to do landscaping myself. Still need air cond and curtains which aren't much.
