Developing in Adelaide

$22k to subdivide, that is cheap as dirt. What is the typical price range for a splitter subdivision in Adelaide? I know you may have contacts on the ground to get cost down.

Are there any contribution levvy fee or infrastructure fee payable to council? Is that included in the $22k to build 2 dwellings?

 

The 22k included water and sewerage infrastructure, council contributions, "open space contribution", app fees, lodgement fees, surveyor fees and their plan drawings.

 

$22k barely pays for the council contribution(infra fees) in Brisbane.

 

Adelaide is half Brisbane's price in everything. Rates, strata, council, even solicitor in Adelaide only charges $500 per property conveyance!

If you had a pre-approval prior to APRA changes and nothing changed with your application you still would of been fine up until 30/9. I have to start by then. Just completing colour selections and waiting on valuations.

 

$22k is the standard price for splitter in Adelaide.

Another newbie question for Adl development... For build cost, it appears DT estimate a $1000 per m2 for a single level, while your Highbury is about $1100 for double story(note this estimate was in 2014). Does this build cost jack up as get closer to CBD, or this is the average build cost across Adl?

 

It really depends on what you're including in that figure. Mine are 125sqm internally from memory, so 150k would be $1200, but that's fully finished including landscaping, aircond, floor coverings, driveways etc etc. Some people are only putting the "Build" cost in their calcs and not the finishing touches.

I've been to Brady's place, it is quite slopey, I'd be very interested to see what the footings actually come in at.

 

@DT, i think your schematic indicate a 150m2 'dwelling size', so I used that figure, but it also includes landscaping, driveway which I didn't anticipate. Great build price

Footing report already completed and footings is fixed price.

$1315per sqm across the whole development to build for me turn key. Will post some details shortly

Give me a couple of months haven't started yet. Just getting valuations now. Will be at site in next 4 weeks roughly

Seem to be making good progress. Spoke to the builder on the phone, apparently the sparky and plumber are booked in. Bricks go up , roof goes on and then internal crap. Hopefully done by the end of the year.
