Developing in Adelaide/SA - planning instruments

    Hi

    Just been looking around various councils (Playford etc) and am stuck on finding their planning instruments for development.

    Pretty much after minimum lot size (for torrens or strata/community titles)
    Building setbacks etc

    Pretty much the equivalent of NSW's LEPs and DCPs and QLDs planning scheme and QDC

    Anyone able to point me in the right direction or tell me the process of how the assess sites in the city/state?

    do you know what the minimum requirements are for subdivision in Playford Council (only asking as ive seen you have done some development in the region).

    I did have a look at the development plan and there is not too much into land division. Just talk about making sure it gets the amneties and provides land size for battle axe only.(420m2)

    Unless im looking at the wrong places.

    Also are dual occupancies allowed (two dwelllings/ 1 lot that may or may not be sub dividable into torrens or community titles? Cannot find much at all

    Dual occupancies (eg granny flats) are allowed, usually 600sqm minimum for these but not allowed to be rented separately. This is the same across all councils as far as I know.

    Playford depends on the policy area. Each of the councils are broken into policy areas (they should have a map on their website), and each of those has a policy associated with it. EG One of them is called the regeneration zone which is almost 'anything goes' type area.

    thanks for the reply, meant dual occs as in duplexs semi detatched housing etc

    Have seen the development plan and the rules seem pretty relaxed (i guess site coverage/set backs/garage/private open space seems to be the main criterias)

    But wondering how possible it would be to build 2 x 2/1/1 units instead of one 4/2/2 where frontages are wide? Looking at the development plans everything would fit with the plan but still not sure on council view on that?
