design for laundry - top load or front load

    Just working out our laundry design relating to bench space / washing machine space.
    Should we leave a cavity for top load washing machines

    or are most people now using front load washers that would sit under a bench / providing more bench space.

    Front loader every time. Much more water saving too.

    Front loader is better, more expensive, so depends a little on your target market if this is a rental. If it's not a rental definitely go for front loader

    If it’s a PPOR, go for what suits you.

    If it’s a rental (or may become one), allow for a top loader.

    We have a top loader. Suits us.

    Is this for your development? How large is the laundry? If it's tiny then I would bench over and assume people will deal with it as many have front loaders now. If it's large then I would consider leaving a gap.

    For clean lines put the water and the power in the trough cupboard and an access hole at the side.

    This is a very simple one I did recently. Benchtop over and you can see the access hole for the power/water in the side of the cabinet. Above the benchtop is additional power so that a dryer could be installed or for ironing etc

    Great stuff

    These will be rentals, The laundrys are'nt massive.
    Obviously were throwing around access for top load washers if some tenants have that type of washer, although were assuming most would have front load. And the extra bench space would be useful for those that may have a dryer....

    I told my PM that if anyone mentioned to them that they had a top loader and it was a deal breaker that I would supply a front loader to remain in the rental. It's not a huge expense (to me) and if it meant I didn't turn anyone off then all good. They could keep their washer in the storeroom/shed/garage if they wanted to keep it.

    Front load - space for washing machine and dryer ideally - if you have the space for it .

    If for rentals, then as per the above pic without the bench across. Alllows for toploaders and tenants that want to add a dryer stacked on top.

    Nothing worse than finding the ideal tenant who wants to use their existing top loader where no space is provided.

    I have a pair of cheap price bracket rentals and only had room to renovate in a front loading machine space. So I've always just provided a front loader as part of the lease and I'd say its been quite a cost effective purchase for me.

    If you have the space, you won't regret it.

    I had to rip out all old electrical and plumbing and rough in new services down lower, the additional bench space and splashback definatley makes the laundry much more inviting and usable.
