    Thanks for the pointers, I will look into building a better ensuite. It's probably not to portion right now.

    @Westminster I am not too sure what you mean by building to the boundary for the kitchen & lounge. Sorry :p

    No, I am not darlinghurstboy. both has 'd' and 'boy' right. Have been reading SS and PC for a while but haven't posted that much as I am still a novice in this trade.

    Yes we do, two boys under 10. That's why we wanted to incorporate a library as that's like a study area and reading area for them.

    I really prefer the second design - it is a more practical use of space. Although what is the pupose of the 2 level void? Feature?

    I feel like that could be to better use - such as a small entertainment area for kids?

    I like the second one better too :)
    For the bathroom, I think the sink and toilet need to swap place?

    @nap33 I actually like the void in a way that it create some connection to the second level, and part of that house will feel more spacious because of the higher ceiling.

    You've lost some floor space by the looks. Keep costs down though. The deck looks good with the living
    There is still the wasted space to the ldy??

    The void looks similar to the one on the block last year (?). Will make it feel larger but you sacrifice the upstairs use of that area

    Loving the feel of the new plans. I especially like the light well created between the ground floor study and the dining area. Instead of the void I would carry that light well upstairs and take out the linen from that spot. That would remove the need for a skylight and create a really nice feature.
    I think that would give such a nice feature that I wouldn't need the void and I'd use that spot as a study nook or combine it into the master bedroom and have a little retreat/quiet area.
    Liveability ideas
    - change the ensuite door to be a cavity slider so you don't open the door and bang anyone using the vanity
    - I'm not sure how that pantry under the stairs will work but it's something that can be looked in depth once you have more detailed drawings. You might then choose to slice a little off the kitchen to make the pantry bigger.

    I have to go to a meeting but I'll have more of a look later

    Hi @nap33, yeah it's a void for getting the light across to the dining area down stairs.

    I think that's a good idea to use to use it as a 2nd family/kids area

    i think for safety as well.

    Thanks Westminster. Glad you like the light well.

    BTW, do you know if there are expensive to install?

    Will take your point on the cavity slider and maybe we will consider using the void space for the masterbed as it is too small at the moment.

    I will play around with my ruler to see if we can take up some more space for the kitchen.

    Much prefer the second plan.

    But I would use the upstairs void area for an open area, study nook or play area.

    If you need more light in the dining area use solar skylights, they can be installed anywhere (roof panel joined by cable to diffuser) and are very effective - just had a couple fitted.

    I like @Westminster idea to. Running it all the way up will be a great feature, plus coming up stairs and looking out will be very pleasant.. . What is the neighbours place like? what is next door? 2story, single, corner block??

    You may need to get a tree expert in to see about some nice plants in the light well. I can picture some thing tall so down stairs can be opened and have like a court yard feel, then upstairs you can see the branches and some green stuff
    Did a quick google so you can see what my brain sees ;)

    Cost wise, downstairs you're looking at glass sliding or stackers, and upstairs more glass too. Also some extra detailed drawings.

    I think it could be done sensibly and not cost a bucket load but still make a great impact.

    Westminster could be up for "design tip of the year" award with this one :)
