depreciation scheduler recommendations?

    Hi i need to get a depreciation scheduler for my ip in logan area , any recommendations?thanks

    The house was built in 1990 , is it still worth getting a depreciation scheduler for it ? Thanks

    BMT can qualify you for a depreciation as the property was constructed after 1987 you will be fine.

    "The capital works component of a property is strictly qualified by age. Legislation states that for any residential property which commenced construction prior to the 15th of September 1987, the owner will not be able to claim capital works deductions."

    I believe they are called a depreciator. Not depreciation schedule.
    call @Depreciator to get it done right :)

    a) customer service
    b) price of the report
    c) size of the company or reputation
    d) or the actual amount of deductions they can get you

    Had one done recently for a second hand house and was surprised at how basic the report was. Without the plant and equipment it is a seriously skinny document. Estimate the written down build cost and divide by 40 - ouch

    Thanks Propagate I might wade into this one with a couple of observations:
    1. Since the changes were announced last year, I reckon we have done maybe half a dozen Dep Schedules on second hand properties where the clients did not want the Assets captured. We would have done a couple of thousand where clients did want the Assets captured.
    Why? Because the accumulated depreciation that was able to be claimed under the old rules can be treated as a capital loss when the property is sold to reduce the CGT - so the depreciation is deferred. Also, having a written-down value on an Asset at the start is useful if an Asset is disposed of.
    2. It is NOT the written-down value of the building that is divided by 40 (2.5%). It is the original construction cost of the building that is claimed at 2.5%

    Hi Propagate, what made you choose Depreciator in the first place and how do you know that they are providing you the best possible service and outcome? No wrong answers, just trying to understand peoples thought processes and find out what is important to them when choosing a tax depreciation report provider?

    #1 Scott is a good human
    #2 they have done both personal and client schedules they always seem fair and professional
    #3 the reports work for intended purpose of saving tax and accuracy for accounting
    #4 the prices are very reasonable.
