We had a claim that was awarded today for arrears and clean up costs. However they calculated that the bond was more than it actually was and awarded the claim accordingly. We are waiting on a revised amount which should be around $500 more to be awarded towards the end of the week.

always a good idea to check the statement and ask for a revision, sometimes it takes 2-3 attempts to get it all through.

We are dealing with one now for 18 months - same one. It has been rejected a few different times for a few different and contradictory reasons and there has been a change of assessors in the mean time. It's a long shot because it relates to a roof leak and it's a building insurance claim, but landlords instructions are to give it another go in a different way. Should be interesting.

EBM is pretty good, I have not done a claim yet through them but they seem very similar to the other specialist companies we have been using.

Some of the non specialist companies will make up their own dates of what the end of the lease is irrespective of when the actual date was and copies of leases, tribunal orders etc do not make a difference to them because they want to believe the phantom date they made up.
It doesn't matter what company but always use one of the specialist landlord insurers.
