    There is market for $500k+ too

    City of Dunwoody/ Brookhaven ($400k+ /$800k plus) Cobb county($400K) , Virginia highlands($1m+)

    From what I understand this what is happening

    2008

    GFC

    2011-2012

    Paperwork & Forclousers

    Smart investors started snapping good location and went for yeild. Some didn't get yeild as they were hoping for but 5 years of buy n hold made up on growth.

    2015 and onwards

    Institutional investors are back in game - spending large on infrastructure projects.

    Are you really comparing your $112k purchase to Marrickville, Redfern, Alexandria etc??

    I know you are adding value and all, but those basic figures (ie as a comparison to the SYD "equivalent") just sound really off to me (not that I'm a SYD expert).

    Has nothing to do with end values but about the changes that have occurred, why I make the comparisons and why we are buying.

    These areas have become hip, money has been pumped into these precincts and government continues to commit funds into these projects, gentrification, factories transformed into trendy apartments, and vibrant communities.

    @Be Developer - this is the one I was mentioning in the other thread.

    Is it a full demolition job and rebuild - or is it being rehab and extension? Why not just bring in the wrecking ball! ;)

    Are all the places you are buying under the same heritage overlay, or different areas have different rules?

    its very easy to add to the façade and enhance, same as how you can do this with period homes in Australia, just require vision and good designer/architect
