    Fix the oven...how can they cook?

    Cut the trees back
    .put camphir underneath them...no insects then.
    Keep the trees away from the back door.

    They cook with cook tops as well which work. I have already ordered a replacement but they complained it's a little slow for their liking.

    No trees near the back door. I will cut all the small trees down when I develop.

    The agent would be more awesome if she would stand up to them a bit about what is reasonable and what is not. Yes, that's her job. I have a set of tenants who make a lot of demands - some reasonable, some not. They even started building a deck without even asking.
    I've had to get the PM to write them a letter laying out what they can and can't do and that all requests go through the PM. I don't want to hear about it unless the PM considers it necessary. This is not usually the case. I have other things to think about and spend money on. That's why I have a PM. If the PM hadn't handled this (finally) I would've got a new one.

    Oh one more comment is that they noticed some wood rot in a corner of the garage and they think it's structurally unsafe and I should replace the garage. Haaaa my building inspector noted that but didn't think it's structurally unsafe.

    We have a tenant like this. Demanded airconditioning, new appliances, and there was a dispute over payment of electricity. We found the agent was the main issue, she ran things like a dictactor and was unreasonable.

    It was a rocky start when we got rid of her (he threatened to sue us over the issues) but once we dealt with his reasonable requests quickly and told him straight out no for the unreasonable requests he was fine.

    EDIT: We also gave him an ultimatium of sorts, we will fix X, Y, Z. We won't fix A, B, C. If you're not happy feel free to break the lease and just pay your rent up to the break date.

    They are entitled to a working oven.
    This should be installed as quickly as possible.
    This is NOT a frivolous claim.
    Should be able to be replaced within a week max.

    This is one of their claims and it was dealt with swiftly. I think they are not ready to live in a house with a big yard.

    I decided to say No to cutting down palm trees and lilly pillies after agent spoke with Fair Trading re responsibility to maintain the garden. If they are not happy to continue, I am happy to let them go.

    Just like a tenant that requested that I pay half for the telephone connection. I politely declined. Not sure of the other states and territories, but in NSW a landlord is not required to provide telephone, television and internet connections with the premises.
