    Which months has the highest demand for rental properties?

    And which has the lowest? I think this would be dec and Jan

    Varies per area, but typically late Jan / early Feb is boom time over here for leasing. December was pretty quiet.

    Good property managers will offer different lease durations to maximise the cashflow of your investment. Eg If in December, do 13 months through to Jan. Then, if the tenant renews for 12 months great, but if they don't opens you up to the wave of new tenants available.

    One of my IPs is advertising for a new tenant at the moment so will be interesting to see how quickly it takes to find a new tenant(property available May 25th)

    That's a very clever IP. All I've trained mine IPs to do is go up in value, but yours advertise for tenants - wow. I dip my hat to you sir. Let me know if they repair themselves as well. :p:p
