Varies per area, but typically late Jan / early Feb is boom time over here for leasing. December was pretty quiet. Good property managers will offer different lease durations to maximise the cashflow of your investment. Eg If in December, do 13 months through to Jan. Then, if the tenant renews for 12 months great, but if they don't opens you up to the wave of new tenants available.
I like to use: SQM Research - Residential Vacancy Rates I am sure there are other ones as well to have a peak at what the rhythms are. Also School /Uni Start dates. I hope this helps.
