    I love your passion, focus, and the fact that you have a real plan in place (something I'm yet to fully and comprehensively develop - I need an uncluttered and well-rested brain to go there).

    If you're dropping mass while working you definitely need to up your food intake. Ensure you're not dehydrated too.

    There's no shame in delegating some bits to tradies.

    Yeah I must be burning a ridiculous amount of calories. Very hard to keep weight on when working so many hours. Take today for example, I ate 4 pieces of toast with 3 eggs for breakfast, a chocolate and coconut cream chia seed pudding for a snack, a tomato-y steak rice dish for lunch, then I'll go home and have a couple of beers and some deep fried honey chicken and fried rice for dinner. Even eating that much I'll still lose weight. My metabolism is stupid.

    I've always been like that. But usually I bottom out at 72kg. For me to drop to 69kg is out of the ordinary. Means I really need to cut back on the amount of physical exertion and need to start eating a lot more.

    I reckon the 2-week idea is a good one.
    Hope I drop some kgs! Your food for today sounds really nice.
    I find I can only do 4 1/2 hours at a time. Today I had a siesta in between. Everything takes so long and I work way more than I want to. For me, I love it and it's my fun! :confused::p I'm amazed at the rapid progress you make. Slowing down a bit won't hurt you at all.

    I renoed for 7 months while working full time. It very tough physically and mentally. To recharge the batteries, I had to take a break. Once your current reno is finished, is this an option for you? It's the only way I know to recharge.

    Pay some trades to help you out while you take a break for a couple of days. Your obviously not working to your full potential by the sounds of it which would be costing you money so I think paying your daily wage to a tradie for a day who is on his game will be a good benefit to you. You will be resting while still getting more work done.

    Tim - you must be close to finishing that last house you showed me.
    Once done, just take a break for a while. The urge will come back.
    You are just a bit burnt out.
    There is more to life than just building equity!

    Yes nearly done. At least enough to rent all but one room. So I'm going to leave that one for a bit. But i want to put in the stumps for the extension at my ppor before my old man goes away in January for 3 months. So I'll have to keep going until i get that done. Then i can be lazy for a few weeks.

    Download some good TV shows with no ads ;)
    Good luck, make sure to get some sleep. Maybe plan a holiday or something as a reward, something to look forward to.

    Nice post:)

    Renovating is hard work.

    We started doing this and it just did not stack up for us.

    At the time my partner was holding a day job and renovating, lasted not even 12 months (renovating), reward was not great enough for the time/effort. We made profit on both projects, however it was purely on growth not necessarily the reno.

    Perhaps you scenario is different, though I don't like the fact that you are really killing yourself.

    Can I throw a scanner in the works, and ask whether you could continue to tweak your strategy somewhat. It's easier to develop than to renovate and there could be bigger $ in it from my experience.

    I am wondering how long can you physically keep this up. Not trying to be negative, but really trying to work out with your skills there may be better options with same, or even better outcome.

    If we don't look at all options we wont know?

    Your body will tell you when you've reached your limit, try to listen. Keep the end goal in sight, be passionate and work hard etc but if you really need a break then take one. Without being morbid you do have to enjoy today a bit, who knows what's around the corner.

    yup, he definitely needs to listen to his body. Ones health comes before projects of course.

    Good that he renos and not develops though - lots of people being stung holding onto blocks they can't do anything with.

    Hang in there Tim. We have done similar stuff ourselves, and it is exhausting. Both of us tend to go the other way though - when we're renovating, we both stack on weight rather than lose it. I think it's the fast food (too busy and tired to cook) and the fact that exercise falls by the wayside when we have a major project on.

    We recently had a week off where we just did nothing - blobbed around the house, patted the cat, had afternoon naps. It was SO nice! I don't think we've ever actually done that before, certainly not since we started in property stuff (2008 for us). We even got to enjoy each other's company when we were both relaxed.... it was quite pleasant!

    I've gotten the latest project to the point where I can rent all but 1 of the rooms out. So I'm going to leave the last room for a while and come back to it after a month or so.

    So now I'm at the point where I can have a day or two off. Yay :)

    And I've been eating heaps and managed to put on nearly half a kg so that's good.

    Dear Tim, how are you? I'm onto the last week, finishing off painting, and cleaning up, emptying not needed things. Garden presentation. I painted in Sydney's 'really hot' day Yesterday, and today I could hardly move. Only bought the last paint, siliconed , scraped, etc. Will definitely have to pace myself this last 8 days as It Has to be done, it certainly feels like I am a lot less fit than the last time I did this...

    I do the same to myself mate, 70 odd hours a week at work chased up by almost the same again on Reno's. Last Sunday morn I got the misses to bugger off with the boy and I slept in till lunch time, it was solid gold.

    The hardest part is when the end goal seems so far away
