    Buderim is always going to be Buderim. I'm not sure if any locals call Bli Bli or any of the others "sister suburbs"

    Sunny Coast still going strong. It seems with everything going on that even interest rates etc. Will only slow down the rate of growth rather than create a correction.

    Especially in the bluechip areas (Anyway near beach, Buderim, etc). I can see some of the new developments at Harmony, Aura, etc doing pretty average

    Backyard is mostly flat, but you're right. Needs a lot of maintenance as there are lots of boulders etc. We've converted a unfinished room into a 5th bedroom. Hopefully that'll add a bit of value.
    I believe they intended to buy and hold for a long time.

    I'm curious, around which streets is the best part of Buderim for capital growth?

    In my opinion, look for the following (in this order):
    a) views to the north or north-east
    b) proximity to the school/pool
    c) quiet street
    d) big block

    I still see great things for the Sunshine coast moving forward, particularly the development of the Maroochydoore CBD as a business hub, but also the lifestyle available on the Sunshine coast.

    Houses have boomed/flown already though beyond my budget, and the question is whether to break from the tried and true house real estate and look at cheaper unit/townhouse options that still have proximity to Maroochydoore.

    Personally, I feel like in QLD and Sunshine Coast in particular houses will out perform units. Even houses further out will generally out perform units. With the amazing climate Sunshine Coast has to offer why would you want to be stuck inside a townhouse with only a little courtyard.
    That’s my 2 cents.

    I'd rather live in a house but the price growth of good townhouses / villas in established areas I follow has matched the growth of houses.

    Where do you get the data for townhouses alone?

    I can only get data for Houses vs Units which I assume lumps townhouses into the Unit category.

    No good source unfortunately, I have been manually tracking prices in suburbs of interest for a couple years.

    Will be all inland towns for that price now mate everywere along the coast is 6-800 plus now

    Thanks mate. Found a place in Bushland Beach. Very happy with it. It's similar to my current suburb in Darwin, Durack both in terms of distance to town and safety. The Townsville home is superior in land size (302m2 vs 900m2) and cost (about $200,000 cheaper - 400K vs 600k).
