    How’s the search going mate? Saw this one sold yesterday. Buderim meadows now into a $1mill bracket. No views or anything. Getting up there now!

    We've come 2nd on 4 properties, have avoided auctions except for 1 which went $100k over our price. The challenge we are having (outside of cashed up professionals) is that we need vacant possession and lots have leased tenants. Trying to negotiate on one now where we have agreed on price and terms but it's tenanted for another 10 months, trying to pay the tenant to move out. See how it goes.

    Hey, FYI, we were negotiating on 2 places in the hope one would drop - these two:

    The first one was a EOI with bids in by 5pm Thu, but agent left it open longer to get higher bids in. We missed out on that one.

    We have now exchanged contracts on the second, it was tenanted so we had to throw ion a sweetener to get the tenants moved to another property, hope to get up there as soon as the borders open.

    Saw this one, right around the corner from me. Got passed in at auction. Mooloolaba road is bloody busy which is why I’m assuming it took so long to sell. Especially in this market.

    Anyway. Welcome to Buderim! Beautiful part of the world.

    - The view from the developed place next door that we can build similar, which will have ocean, region and city views - ours and this one are the only ones on the top of the ridge facing the ocean on our side of the street: https://www.realestate.com.au/sold/property-house-qld-buderim-121067826. Developed places with similar views within 2 blocks are currently selling (even on Mooloolaba Rd) for more than $200k than what we bought this for
    - That we got 809m in Buderim for less than 809m in Kuluin or Bli Bli and will experience greater organic capital growth as a result (by the way, we also own in those areas and Sippy Downs so are aware of comparative growth rates)
    - That the property already has dual occupancy (3 bedroom with ensuite upstairs, 1 bedroom apartment downstairs) that can be rented out separately - current yield is 4%, believe we can increase it and have it net neutrally geared, so cost us nothing to own
    - Lots more, don't want to go too much into plans for it

    Lots to love. Please don't **** on people's new purchase.

    Have a budget of $900K.Looking for a 3-4 bedroom home on a 550-650 m2 block of land.Preferably on the east of Nicklin way and 1-2 kms from the beach.
    Basically looking for long term capital gains and most probably will be a PPOR down the line.
    Is this achievable and which particular suburbs should I target?
    Any broker recommendations will be helpful

    Is Sunshine Coast better value than Gold Coast for small houses or townhouses?

    Question's too broad. What is budget? What is goal?(capital growth? neutral/positive gearing? ability to add value?)
    Does it need to be near something (hospital, uni, airport, light rail station?)
    Does it need to not be near something (rural?)

    Was out and about at a few auctions today on the coast. 4/4 auctions sold. Certainly doesn’t seem to be slowing down at all like it is in Melbourne and Sydney.

    The pick of them was this original property in Maroochydore which hit the magic $1mill mark.

    The block is medium density which no doubt boosts the price but $1million is still a huge figure. 12- 18 months ago this was in the $600s.

    Was looking through this thread and saw that you used a buyer's agent for the purchase in Sunshine Coast, would you mind sharing which one you went with from the 3 suggested in the thread earlier?

    I am thinking about using one too, greatly appreciated!

    I have just used Monopoly Wealth as a buyers agent for a recent purchase if you are looking for a recommendation on the Sunny Coast. Hoping to go unconditional tomorrow! Cannot wait!!

    We used Guy from Sunshine Coast Buyer's Agents. Found him good. Didn't like the principal of the agency - Steve.
    Someone else who we spoke to and liked that gets a lot of positive feedback on the site is Karen from Zest (spoke to a few people there, Karen is certainly the most connected)
