    Many investors won't have a choice if they can no longer service debt.

    We are currently doing the numbers on selling down some of our IP's to reach our end game in the not too distant future. I'm finding that there are many factors to consider when deciding to sell and am using excel to find the best possible outcome.

    Our end goal is to derive an income stream from a couple of fully paid IP's (possibly 3) that have produced very good capital growth over the years, together with shares and unlisted property trusts.

    Our super is a reasonable amount, invested in shares (no leverage) that will tick over until we are 60 and able to access it.

    I sold a unit in Mandurah and bought a development site in Cloverdale in 2011, just before a major boom in development sites within the LGA. Of course that has all turned around now and prices have dropped again... but still not back to the initial purchase price. I don't mind too much, it just means more opportunities for the patient. I still consider the Cloverdale property a great buy.

    is it worth it to sell in Sydney right now and buy in Bris/Adelaide? sydney is clearly declining and you can get a house in rising bris market for the value of an apartment in syd

    Its much more complex than where such and such is in market xycles. Depwnds on many factors for both what you curently have what you are lookinh at.
    You need to be very clear and convinced what you will do with the proceeds if you sell. Ie have one picked out, do the rewuired dd etc and equally on the other side of the fence evaluate the future growth prospects of your sydney holding. And similarly with brisbane/adelaide. Compare the two , with your goals/strategy, timelines etc..not a simple excercise, unless you have lots of discretionary income to an extent where you might not care as much...but thats usually reserved for asian investors :)

    With term deposits interest rates being so low what are you going to do with your cash?
    I would have thought that even with no capital gain it would still be better to leave your money in property if

    The rent was ratcheted
    Above term deposit interest rate

    Put most of it in offset against PPOR debt...and spend some cash as well!
