I love my keyboard, stats and charts. I loved reading up the MBRC new planning. I loved talking to planners at MBRC

You mentioned about the "Also look at the proposed planned re-zoning in DB".

What are the positive uplift with the new zoning in DB, that you can share with @eng or anyone interested in DB?

Have a look at the high rise proposals being put in for the foreshore...very similar to Redcliffe....if that happens....

Also.....FHB are actively going into this area.....which did not happen last cycle as much....

which pocket(s) are you speaking that is high rise proposals?

That's bizarre, considering just next door at North Lakes they are number 37 on Pop growth for QLD. If growth is big there I would have thought by default it woulds spill over into neighboring suburbs.

Edit: Just saw this on the stats link: Source: Regions of Australia. Planning, Information and Forecasting Unit (PIFU November 2009).

Is decep Bay more appealing now that logan' has jumped? Has bd increased much in the last 12 months? 5-10% at a guess ?

I think population growth is a red herring... I'd stay away.... it could just mean land is being released or developers are building highrises... both are negatives if you want capital growth....

Some 40% of the population are couples with kids so I would go a house not townhouse to suit that demographic

just to confirm the new MBRC planning scheme should come into effect on 1st Feb

    MBRC Planning Scheme

I've followed the Redcliffe, Margate, Woody Point area for the past year or so and prices at the bottom end have definitely moved. This time last year, the older homes on 405m2 could be picked up for $290k-$300k, whereas now they are more like $320-$330k.

It could be anecdotal but I'm also pretty sure that the houses in Kippa Ring and Clontarf have also gone up a lot, especially those near where the new train station will be, as I'm seeing them at about $400k now, and I'm sure they werent that much a year ago!
