    I'm planning to visit this weekend, see some properties and talk to the locals. Are there any places you like, or places you would avoid? Also, where are the housing commission places located?

    I was talking with someone today about deception Bay. Is this another sign for me? Would be good to hear about your visit. Are you going to visit North Lakes while you're there?

    Housing commission is concentrated in some pockets west of Bailey Road. Most of the newer housing stock is south of Deception Bay Road, while the older properties on 405's tend to be closer to the coast on the northern side.

    A few streets around the North Lakes end do flood (and did recently).

    The Rothwell end will benefit once the Moreton Bay line opens in 2016.

    Sure @larrylarry, I'm happy to exchange notes. I'm planning to spend all day and will be visiting Strathpine, Deception Bay Kippa-ring and surrounds.

    Not for long....those pesky FHB from Brissie who could not find their rectum seem to have found it....:mad:......also the new shopping centre and other development is pushing through nicely...

    Wasn't there a BA from the north QLD looked at Deception Bay and Logan/Woodridge at one time, and bought Logan because there was high crime rate in DB?

    Logan is like Mt Druit with palm tree (@ Sea Change, sorry I stole your one liner)

    Deception Bay is like Inala by the sea?

    I have to see it to believe. From what I've read and the current prices, it's too good to write off.

    DB, today in 2015: there are 486 / 7605 6% housing commission properties, higher % to surrounding area such as Caboolture, Morayfield.

    Anyone who has access to rpdata/pricefinder can verify my data..

    I also the same rpdata HC methodology to crunched the HC stock numbers in 2014: 488 / 7606 6%

    If HC stock is an indicator of gentrification in the area, then there might be a long wait...

    not saying HC stock in the area is to be alarmed of. In fact 6% is low compared to Logan around 10% being the the highest.

    But your post indicate HC is a possible concern for you, so I put the numbers out there...

    deception bay has also come up on our radar. Looks good, but I came across the population stats and they dont predict much growth for the area which made me question the long term. Not sure how much stock i should put into this stat though.

    Flood checks are essential for individual properties in DB. Areas near rothwell are worse I believe.

    Be careful of the area near Major Street. The creek backed up in heavy rain due to the railway earthworks being sandbagged ( back in April or May ).

    The area can get big dumps of rain.

    That said, I settled on a place back in June.

    Would suggest you get away from your keyboard and get boots on ground....pontificating about charts, stats, etc. is rubbish!

    Have a look at the infrastructure going in that area.

    As for Caboolture that is not a place I would go either. Stigma is just as bad a Woodridge and Kingston. The other thing is Moreton Bay is positively huge since two councils merged. There are some good areas in Logan but not the areas you refer to ...

    Also look at the proposed planned re-zoning in DB.....I am not buying because of that because it may not eventuate.

    I am happy with 10m+ equity target in a couple of years.....

    @sash new planning scheme starts February.

    For all those stuck in analysis paralysis, do your own research on any areas. It should only take you a few weeks of hard work researching to select areas for investment. Pay less attention to stats ( often reflects old data ). Google is your friend for research. An inquisitive mind and critical thinking also helps. Look at what is happening on the ground and what forward planning has been occurring at various levels of govt. Look at what you find logically and come to your own conclusions on where an area is heading.
