    Talking to agents... a buyers agent is buying up most stock atm forcing prices up considerably in north rise and Moreton downs....apparently due to proximity to north lakes and Rothwell...good times ahead for dbay in the next few years I reckon...

    Hello I am looking at buying in Deception Bay, and i have checked the site about zoning (i have no real knowledge). Is Urban Zoning the best type of zoning I am looking for??

    Urban Neighbourhood zoning is the most flexible as it allows units or townhouses.

    Next Generation Neighbourhood should allow townhouses.

    Get planning advice if you are looking for a site that has development potential. Ideally you want at least 15m frontage ( which in this part of Deception Bay generally means a 600 sqm property ).

    Otherwise, I think this part of Deception Bay is good for future gentrification. There is evidence of that already occurring via some of the planning proposals already going through. Naturally this is mainly occurring near the waterfront.

    As for my own properties in the area (Urban Neighbourhood in Deception Bay and Petrie) I have a range of strategies - just hold, pursue a DA and sell with DA, pursue a DA and develop. Really depends on what the market does and capital I have available.

    Thanks for a very thoughtful and insightful post. I appreciate it. I didn't know alot about zoning, but your post makes it clear. I have heard good things about Deception Bay and am starting to look seriously at it. Seems a lot of potential there to do alot of things.

    Intetesting times ahead for Dbay booming apparently...oo buyers starting to move for sea change and crazy prices way above median being paid...agents saying they've never seen anything like it...imagine what's coming when the borders open and the slated 60000 from.sydney and Melbourne finally arrive!

    I haven't been to the beach at DBay since forever, but you can certainly swim at the beaches along the Peninsula - we regularly visit Suttons Breach and Queens Beach. The rocks are only on the points, with sandy coves in between.

    Yep there's definitely change afoot. I was talking to agents lsst week and they are now getting Brisbane buyers and downsizers moving into the area which hasn't happened before. Apparently the Moreton downs area is the in demand pocket and white hot. Prices around low $400k+ now.

    They look good for young families. My daughter wont swim in the beaches on GC as she is scared of the waves. Ill have to come for an explore in Christmas holidays.

    PPOR customers.

    Plenty of young Sydney and Melbourne investors bought up in D'Bay and near the Petrie Uni over the last six years. The more recent buyers were expecting to make a killing based on Sydney/Melbourne marketology without having any understanding of the local scene. Now they are suffering from shell-shock, wondering what went wrong.

    Things have changed quite a bit now... you won't buy much for under $400k in Dbay any more unless you buy older stock. If you bought when prices were low after the floods you would have made 50% by now in most cases.... Similarly near the Uni if you bought anything half decent (Strathpine / Bray Park) in the last 6-7 years you will have made 45% already...and more to come. Not explosive growth but a good return non the less...
