In NSW the vendor is restricted to a single bid, not sure if this is the case where your brother is located.

Never seen a commercial auction listed as deceased estate or executors auction.

Have you had independent valuations done on the properties if the auction price falls short you want to know what you should be negotiating around.

Is the 17 days sufficiently long to get interest in the property or is it just to satisfy the requirement of putting it to auction (but not long enough for interested parties to do due diligence so not be serious players/allow your brother to purchase cheaply?)

Thank you for your response. It could be a tatic of executor brother to get property cheap but also they stuffed up and trying to avoid doing another section 32. Good to know not normal to market as executors auction. My late brother who has passed away never trusted the executors. Glad the market is good in Melb. Just be good to finish with this estate and be able to heal and move on. And then have to deal with other estate which I have found expertise Estate Lawyer.
