    Hi all,

    Apologies if this question has already been asked (and please point me to the thread) - where can I find a list of suburb average /m2 land costs? eg if I am thinking about making an offer on a property & want to use the average /m2 land value for that suburb as leverage? Or the suburb vs suburb average /m2 land value to identify better-value suburbs?

    And question 2 - how many of you use this data to help you assess the value of a property/suburb & how do you use the data?

    I think its completely useless as suburb level data, and mostly useless for specific lot analysis or leverage.

    Its just a very basic number that means very little compared to the full range of factors that should be used to assess a value of a property.

    A very rough indicator at best imo.

    I imagine some people might disagree with me, but I've pretty much never used it on any of my DD.

    Agree, only relevant for multi unit development sites that are comparable
