Crime History of Property in NSW

    While buying house for PPOR or Investment in NSW, where can look for any crime history like robbery, assault, accidents etc. if there is such incidents on the property in past, does it impact Home Insurance?

    You cannot search for this - except google perhaps.

    for events at individual properties ?, i doubt there are such records,

    but for suburb statistics try here,

    I would assume an insurer will price their insurance based on the suburb as a whole and not on the individual house (but no idea really). If you think this through, owner A is robbed, makes a claim on the insurance. If he is robbed six times then there clearly is a problem and he needs to close his windows through the day, or add a security screen, or whatever.

    Owner A can be refused insurance if the insurer deems he has not tried to remedy whatever is causing his particular house to be robbed more often than the houses in the area. If that happens, he must tell the new insurer that he has been refused cover or had cover cancelled.

    I'd suggest calling any insurance company and asking for a quote for the house you are interested in and see what they say.

    Why do you want to search for robberies, assaults or incidents for the house you are looking at buying. There must be something in the back of you mind to lead you down this path.

    Appreciate your input.
    It is to filter out any such places as there is high chance of repetition especially if the house is adjacent to parks or public places including bus stops etc on main road.

    It would be nice to know the history of a perspective PPOR

    If it was recently a crack house, someone was murdered there
    (the list of questions is long)

    The IP I just bought had a question on the Contract for Sale if the property in the last 5 years had any criminal activity.

    These should not be on your list to consider in the first place IMO. We don't buy houses adjacent to parks or public places including bus stops etc on main road.....

    Why does a murder at a place affect your buy for a IP?

    Some people never will know if there was a murder at their place.

    Anyone here live in Mount Druitt now i can tell you of several houses particularly in Manila Road that had violent murders in the 70's , never forget the lady up the road being shot by her husband dead ,
    A few months ago I drove that area ( Lethbridge Park) and went past that house to see a indian family in the front yard completely oblivious to what happened there 35 years ago

    Can u imagine buying a house next door to a public park in say somewhere like Mt Druitt?

    Think of what could happen there on friday Saturday nights:eek:

    These places have higher vacancy rates, turn over tenants more frequently, take longer to sell if you need to and for a lower price and anecdotally appear to get broken into more frequently.

    There was a house in St Clair where a house was set on fire and someone died in there - was a family court dispute. The house was sold a few times but this was before the need to disclose criminal activity. Once people found out, they got out of there. It was a bargain for many years as most of the locals wouldn't touch it.
    Some people are very superstitious and would never buy a house that someone died in.

    Of course the answer would be different if it were Queens Park, Alfred Park (Melb) or the Botanical Gardens.
