Creative Minds- How to make this open plan living

    Anything is possible if you throw enough money at it.
    A lot will depend on the structural elements holding up the second floor and what the second floor is made of.
    The dimensions of the rooms are not great so even knocking down the wall to open into the front lounge you will still have a room leading out to the alfresco which is only 2.8m wide so probably ok for a dining area then use the front area as a lounge.

    All in all it is a terrible floor plan. Weird shaped rooms, badly sized rooms, poor flow, no master suite,

    Yeah thinking that "sitting room" be used as the dining area.

    Knock out the wall between the kitchen and living.

    Would you knock out part of the wall behind the oven?

    The purpose of the open plan living would be to look out into the living room whilst cooking. Is it possible to remove the far bench and add an island bench parallel to the sink bench?

    If possible I'd probably look at doing something like this where yes you could turn the kitchen around - which would then allow the option to turn the dining area into a walk in pantry or scullery

    I didn't remove the living wall that has the heater on to keep down costs so it's not very open plan however it's more functional than it was and allows some interaction between kitchen and living area

    Okay awesome, now we're getting somewhere.

    Main Bedroom:
    I've done exactly what you said with Bed 1 and Ensuite.
    -Is it possible to make a walk in robe next to the ensuite with the 4.2m total width?

    Kitchen:
    -Is there enough width between the back bench and the Island bench?
    -Would you put a door opposite the Island bench at the corridor?

    Downstairs Living:
    -You mentioned removing the wall with the heater? How would this then work with the laundry/bathroom now exposed?
    -Could you go without the walk in pantry? Just thinking the living room would be getting on the small side.

    Dining:
    -Is this big enough for a dining table and chairs?

    Also, what to do with the 3rd bathroom (downstairs one)?

    Throwing out options:

    -Bed 1 (Ensuite/Main) split into 2 rooms 4.2 x 3m each.
    -Merge 2 upstairs bedrooms to create master with walk in/ensuite, allowing direct access to front porch.

    Still left with unnecessary 3rd bathroom downstairs.

    What about extending to open the back corner then just opening the whole area up?

    Would this work do you reckon?

    If possible I'd pull out some wall downstairs and make the front bedroom, study and entrance a lounge room, Then take out the walls from the entry to existing lounge leaving the wall that has the heater on it, make that a dining room .Also remove the small wall from living to kitchen making that the doorway into the kitchen.The little area that is marked dining I'd section of and make a study.
    I'd then make the upstairs living area into a master suite with ensuite and WIR.

    No, that won't work. You've got a bedroom downstairs and you've removed the bathroom. You could move the wall of the laundry over, so that it's smaller & make the powder room into a full bathroom, but you will need to consider how deep your pockets are, and if it's worth it to you to do this much work on the house. It's going to cost a lot of money.

    It looks like this house may already have been extended/altered - possibly twice, as part of the ground floor looks like a ‘lean to’ add on. The upstairs may have been an addition too.

    If so, the construction plans may be with council and may make it easier for a builder to estimate the possibility and cost of other changes.

    Upstairs is absolutely an addition. Without even taking into account the look of the exterior, they've butchered both bedroom one and two for the addition of the stairs and new entrance to the first bedroom.

    I swear more than half the houses that have upstairs additions make lousy decisions on the placement of the stairs.
