    Hi All,
Once we shortlist property, what are the possible questions that one can ask council (e.g. Penrith Council) to get more information about property, neighborhood etc. Kindly advise.

What day is my garbage collection? do you have regular street sweeping?

Only ask questions that you are seeking answers to  i.e. what do you want to know?

Yes, I should have mentioned in my question too. Idea is to know if there is possibility to make changes at home by doing some development etc, any constraints in terms of sewerage line and so on so forth. Let’s see what other ppl can also contribute over this question for general things to ask and specifics too.

Idea is to know what questions to ask in first place or what is important to ask/know where council can help.

The 149 certificate in the contract for sale will have a zoning for the property - this will tell you what you can do in terms of development.

the sewerage and drainage diagram in the contract for sale will have the position of the sewer line. If you wan to know its depth, then council is not the right place to ask - they outsource this to a large plumbing company.

Ah now that's a different question. The best question to ask council is if any works have been approved on the property, when and for how much. This will identify an unapproved works that may be an issue. Also see if there are any current DAs that have been approved.

Bushfire, flood, complying development eligibility etc will be in the 149 certificate in the contract for sale.
