    The million dollar plus market is growing stronger and stronger for the right stock in the right locations for cashed up Owner Occupiers .

    I agree this seems to be a lot of confidence in the high-end properties people like those large homes on large blocks and will pay big money for them.

    I went to three auctions on Saturday around south-east Brisbane. It was supposed to be four but one property sold prior.

    All three properties were sold under the hammer and were in the range $1.262M to $1.945M.

    The last auction started at 4:00pm and finished at 6:30pm. Yep, two and half hours!! And there was only one bidder!!!! But that's another story :).

    Boy if I were with you we would get up to mischief at those auctions :D I would love to go to em but geographic location...sigh...

    Yep, and even on smaller 400sqm lots.. they are getting more popular and 'acceptable' to be paying 1mil plus now. Just needs to be a nice, modern build, within 8km of cbd. With a neat garden is a big bonus. If it has views then add another 1-200k. Developers who bought 800+sqm in these locations say 2-3 years ago are cashing in nicely.

    I think it depends on a case by case basis really but I agree with your assertion. That's the very reason why I am planning to hold my splitter sites for a little longer. Even though they stack up now I wanna try and time the market better to get as much juice out of them as possible.
