Cost to extend upstairs

    Hi all,
    Just wondering what the rough cost would be to build two bedrooms and a bathroom over a standard 1960's brick veneer home in Melbourne ? Assuming basic quality.

    I once Googled it for Perth. A second story add on was $150k plus.

    I've looked into this at a high level for a place in Sydney. Generally 2 bedrooms and a living area is about $150k. Add to it a master with WIR and ensuite and its about $200-250k.

    This was from a couple of one stop shop providers. Perhaps a separate building designer and builder may be able to decrease the price

    These days, it works out about $3-5K per sqm depending on how high end the builder/extension is.

    Just a tip, having extended up myself. It's a big exercise. You're going to be doing the work either way; you might as well go big (whatever that means for you). Most common regret - should have done more when I had the chance.

    Good point. I think it will end up being 2 decent sized bedrooms, a bathroom and common area / tv room. And if the kids aren't happy with that they can move out !

    You forgot to add the COVID tax.
    I was quoted $13,000 last week for laying 1260 bricks. $10 a brick. It was at my home and he did see my garage. That has got to be a record for two days work for a semi skilled job. They were only going to be rendered later. $11,000 to render. I would prefer these guys to say they can’t quote than to give these BS prices. My lawyer is also a builder, I might get him in to do it at these prices.

    A poor quality extension/reno will cost as much or more than a rebuild that is 100% new in every spect with warranty etc Its the time involved in new plans & approvals, demo etc that all must be factors. Holding costs etc. A reconstruction will have the same bad layout, plumbing and electricals and require immense repairs, landscape etc. A whole site clearance is a blank canvas.

    We looked at going up at our house in Sydney, 3 beds, WIR, Ensuite and Bathroom plus a small landing, didn't need another living room it was just for sleeping.

    $358k was the quote without even touching downstairs which also required Renovation, So when we added it all up, Full house Reno and Upstairs it was cheaper / equal to a Knockdown rebuild.

    Decided to just extend a room on the back, rejig some walls and keep it as one level, So we don't have to negotiate stairs when we are older,

    What was the cost for the extension out back? And rough size and rooms? Out of curiosity?

    Weve run out of space, looking at extension, rebuild or sell and buy. Not sure how realistic 150k for upstairs is. I was thinking we would need 300k for 100sqm upstairs. A new build looks appealing with a project builder, 600k all up for something pretty decent, 40sqm. Sell and buy doesnt appeal thanks to stamp duty, move and selling costs taking round 7 pct of the house purchase. What a crap system stamp duty is.

    Hard to say exactly as we did a full gut and reno, including two bathrooms, full high end kitchen, pool, New Garage, large Deck and Outdoor Kitchen, restore ceilings, paint, repair timber flooring.

    We added two room by converting 1 large room which was already added on by previous owner and took out two walls to move the kitchen location.

    What are the involved steps or experts when planning for performing extension upstairs?
