Cost to build 250sqm basic house

    Looking at options and costing a double story house in the eastern suburbs of Sydney. Doesnt need to be brick, could be blueboard, basic, and functional. The site has easy access and is level. We have looked at project homes and couldn't see anything that's spacious and appealing. Looking for 3 bedrooms, 2.5 bathrooms, minimal look.

    Hi Danel,

    How wide and deep can the house go?
    We've built with project builders and have found that they are the most economical and with enough searching you can generally find the best floorplan for block with one of them or there many different options each?

    Hi Bwinny,the block is a narrow 9m x 37m, with a rear lane access. Yeah, sounds like a good idea to tweak what's already available. Thank you !

    Have you checked out Wisdom homes new range of narrower homes on display at Gregory's Hill? (the Metro 25 on display is a two storey for 8.5m wide blocks?)
    We built with them 4 years ago and they met our needs for price and inclusion at the time but obviously need to due plenty of research on all builders & options available.
    Good luck it is a fun (but at times stressful) journey!

    You'll find most project home builders don't build in the eastern suburbs. The councils in those areas are also very picky with what they will let you build due to privacy issues with windows etc. Taking a stab I reckon for a basic home in those areas and just getting your own builder to do it probably looking around 300-350k.

    Will checkout Wisdom Homes, a few didn't want to build on the east, around the 350k would be fine because we love the position etc, even the existing house is fun, just a bit small!! If we could upsize it with basic stuff, it would be heaven! Cheers

    Just be careful Danel, if there is already a house there you likely have to keep the facade and just build behind it. In that case add another 100-200k. Best thing to do would be call the council and see what you can and can't do or go for a drive around there and see who else is building, have a chat to them.

    I would be extremely surprised if Wisdom talk to you. They would be flat chat out west atm, yours would be in the "too hard basket"

    @danel .. given the location and size.. you may have to for custom design and build to keep council and neighbors happy.

    best thing to do is get drafty to draw up something that works for your block and get some rough estimates form builders.

    Go for shell only and do finishes yourself (floor, landscaping etc) if you can save money.

    Sounds interesting considering the great location and definetly keep us posted on plans out of interest.

    A lot of the project builders charge an additional allowance to build in established areas (we paid this for a knock down rebuild in Ryde council and from memory Eastern suburbs was around an additional $15k at the time?) Like biz said they do have an easier job building on new estates where they have many builds close together and as a result they charge more for the pleasure but we found them still to be cheaper despite this charge
