Cost of numerous items to repair: What would be reasonable price?

    Hello, it's me again :)

    Tenant is moving out mid of next week. I'm going up there next Saturday to check out my property at the same time also get a tradesman to make quote of numerous items to fix.

    PM get Entry door to replace + rebuild timber handrail at the rear for $422 included materials and labour fee.

    My PM said it would need to replace the whole frame and costly but didn't tell me how much but recommend that we can do it later, remove broken blind, change to curtain rod and curtain, replace main door and fix handrail first. I think PM is busy with the tenant and also look for new tenant which I understand. I also don't want it vacant too long.

    I have created job list below by priority according to Building inspection report, may add more if more finding once I arrive. I have sent list to the tradesman who I will met on Saturday.

    He has waterproof license and he said he is able repair timber window frame.
    He also can do all of my list for me.

    How much do you think it would cost me in total approximately?
    What would be reasonable price?

    I would go with basic standard that low cost maintenance, easy to care but also durable. All of your recommendations are welcome include routine maintenance service.

    eg. Curtain rods and curtains would get cheap from Kmart.
    - Bathroom mirror, get cheap from Bunning warehouse.
    - Flyscreens look for cheap alternative. Please give recommendation and price. I don't know what type of flyscreen would be suitable for this type of windows. I got only kitchen window full picture at the moment.

    There are 2 areas I concerned are

    1. Maintenance items to be done to prevent major damage to structure and other part of the house.

    - water tightness, weather damage through window frame, Cladding, Fascia, window

    - Bathroom tile fix to prevent water damage to sub floor. There are 2 missing tiles on spashback next to bathtub.

    (Pest report use moisture meter detect high moisture reading on the wall next to shower, not sure because tenant keep door closed all the time and also ventilation fan in bathroom is not working make moisture captured in room all time caused rusty mirror frame, rusty rod, cabinet, mold)

    Have a look at building report again, there's no problem on sub-floor.
    Building report : Underfloor space :
    sub floor ventilation is okay
    Dumpness : No significant dumpness found
    No crack or leaking pipes

    - Install fly screen for good ventilation to prevent mold and hope to solve high moisture above.

    2. Cosmetic to bring property up to basic standard to normal function and also easy rent out to prospective tenant.

    Here is my Job list (by priority)

    No. 1.

    1. Remove blind

    + Install curtain rods, Hang curtain
    + repair chip sink bathroom and cracked basin in toilet
    + put back Vent cover Bed3

    No. 2.

    2. Repair - Door handle X 3 ( Bathroom, Bedroom 1, toilet)
    Repair – window wider loose (bedroom 1)
    Replace/ repair – top cabinet Hinges,
    replace/ repair - cupboard handle (kitchen, Hall is loose)
    check water tab in toilet, loose

    No. 3.

    3. + Remove and install Bathroom Mirror
    + repair or change ventilation fan
    + Place back 2 falling tiles in Bathroom, loose tile in toilet
    + Fix Crack, broken tile (splashback in kitchen) prevent water damage

    No.4.

    4. Window frame repair: 2 windows
    • Bathroom : Paint peeling / damage
    • Dining room: water damages : rotten frame

      + Cladding split/ loose repair
      + Fascia/ Barge board repair = Paint and water proof
      + install window fly screens.
      + clean gutter
      + Cellar Door/frame repair

      Need solution advice to prevent future weather and water damages
    No.5.

    6. Painting :

    Patch hole, crack: Bed2, door (Bed2, Bed 3, toilet)

    Paint all rooms, doors and ceiling.

    House with 3 bed rooms/ 1 bathroom/ 1 toilet/ 1 laundry room/ dining room/
    all room are small size. Total house size about 90m2
