    For my turnkey PPOR build ( contract signed 2013 ) the base price including floor coverings, turf/driveway, ducted air, downlights, etc, etc was $1000 per sqm ( 320 sqm double-story ). That was in my opinion a medium-level spec. With additional upgrades final cost worked out at approx $1200 per sqm. This was in Sydney via a smallish custom builder.

    I used axon cladding on the upper level as I liked the vertical lines.

    I'm using matrix and alternating direction for each side of pigeon pair. Will play with horizontal and vertical Windows for differentiation too.

    Look at their zero lot liner product for tight side by side development (no brick on boundary) if you don't want to have party wall easements (shaft liner) and want to remain the ability to develop out of sequence.

    I'm using Hardie interhome with shaft liner (INTERHOME 'KIH6' SYSTEM: 60/60/60 FRL) and it's suitable for WA Built Strata in my instance. Both products are great for a tight site. I'm building 2 x side by side 4 x 2 on 360sqm = vvvv tight :)

    Rendered board + Linea + matrix on a blade wall in rust paint. Phwoar!!

    Cladding isn't on yet, roof went on this week. But I'll put up the plans and elevations for you.

    Shaft liner is fine for strata and party wall but their new product zero lot liner is perfect for boundary to boundary but no party wall easements. It gives you flexiblity because you can build out of sequence under 2 part contracts post titles.

    last project was 1300 per sqm, med spec, not project builder.
    next project will be less because we have several projects so we give 1 builder volume becomes a win/win
    also dependent on market conditions, if markets turn you can negotiate prices down just my observation

    Agreed. For mine it was fine and cheaper to go this way as they are being built at the same time

    Absolute basic- timber frame, brick clad 3bed x 2 bath 2x car is at $1800 per Sqm in nsw at the moment (average standard)

    This won't be going down either...

    Once you start finishing the thing with some quality the price will change drastically, especialy if it's the house's main design that's being dressed e.g wall cladding, subway tiles, recesses etc.

    Just from reading this thread it seems like prices are vary wildly...I guess you just need to get lots of quotes and be diligent.

    Sorry for the late reply.
    Will be going the Weatherboard cladding.
    My facade was inspired by the Porter Davis Waldorf B

    We do however have a modern twist with a part of the top floor above the roof line. At this stage it will be in the same material but if I felt game could make it somewhat of a feature. Not sure exactly what material or colour I would use though. Might play it safe :p

    I may just be confused which is which.
    Just referring to the James Hardie website and the weatehrboard option looks like what I am after.

    Do you have an image of the matrix.
    Sorry I am not a building guru, by any means.

    Hey @albanga , this is the matrix I was talking about mate from James Hardie. They also have 3 weatherboard products so not sure which one you are planning to use.

    Ahhh yeah thought so. No not the matrix as that is very much a modern look.
    I will be going with a more traditional weatherboard look but as to which of the 3 I am uncertain.

    I've just started the early stages of doing some DD on a development, a duplex in Sydney's Eastern suburbs. I was having my first chat today with an agent (one of the best in the area for sales) re demographics and he casually mentioned $4000 per sqm for a 3 level high (but not super high) spec home. No underground parking, no lift, fairly flat block. The first 2 levels will likely be double brick (first time I'll be building with double brick as the demographic require it) and the 3rd level will be lightweight. Will be approx. 230sqm each duplex internally. End value would be around $9,000,000. I haven't spoken to builders yet as I have literally just started the DD but based on other devs, I can't imagine it would be $4000/sqm. Even the pools will be fiberglass. Anyone have an opinion?

    When you measure the m2 of a two story residential house do you remove the unusable area (the stairway) like in a commercial building?
    So a two story residential house that has 100m2 floor plates may not be 2x100m2

    Also does the quote include driveways, letterboxes, landscaping, clothesline, paving, retian8ng walls, fences etc?
