Cost Estimate for Home Stripping Work

    Hi all,

    I have purchased a house in Inner West Sydney and I know its a super open ended question but can anyone please advise with their best guess estimate how much the below work should cost for the below house? Any input is greatly appreciated.

    Remove all windows
    Remove all doors
    Disconnect plumbing
    Disconnect electrical
    Remove wall paper
    Remove bar grill
    Temp fix the roof leaks
    Remove skirtings
    Remove doors jambs
    Remove electrical fitout
    Remove bathroom fitout
    Remove kitchen fitout
    Remove stove to garden
    Add new locks in front
    Remove Laundry
    Remove celing
    Remove part of flooring
    Remove floor coverings
    Remove entry porch
    Check meter panel

    Why are you removing it all, and no question about cost to renovate what is left?

    Do you plan on getting in a builder to "make good"? If so, wouldn't that same builder do the demo?

    Impossible to know. Location, property access, parking and street access to clear debris and more all pay a part. Asbestos ? Recycling re tipping ? Age of property and its period features ? A reno recycling contractor could price is lower if they can resell the period features ? Council DA will want the cost of demo and rebuild for state levies anyway. ie approval to demo must occur anyway

    A demo contractor may not care about the rebuild state and using 2 will see each charge extra for profit margins where a demo and rebuild price may be more efficient. Council approval will play a part.

    Think carefully about these. Once done there is no power or water for demo or the refurb. Consider having the plumbing capped where it enters the building area and if a garden tap is not connected have one put in. Have a builders box put in so there is power. Once these jobs are done the rest, other than possibly the roof, is handyman stuff.

    Thanks @wylie because its a super old house and most of it can't probably be re-used or refurbed.

    I am getting contractors to do it and doing it per job. The above doesn't include demo work.

    I cannot help but wonder if you'd get a better price if you hired one builder to do the lot, including the demo work?

    Thanks @Paul@PFI I agree hence I asked for a best guess estimate. I feel the best way would be to get a demo and rebuild person and get quotes from them.

    Hi @wylie I agree but most people I have spoken with have mentioned to project manage job wise hence I am trying to do it per job.

    We've done that years ago too, but I thought these days you couldn't legally do any work that would cost $11k (or something like that) if a builder did it) unless you do it as an owner builder?

    If you find a good builder, you might be surprised that his total price might be quite competitive. We found that with a recent bathroom, compared to a previous one where we sub-contracted it out to different trades ourselves.

    Hi all, I ended up paying about $ 10k for the above work does that seem about right or have I been ripped off? My gut feeling says its the latter :(

    Hi @Joynz unfortunately No, I went with the first quote the contractor comes recommended by my mate who has used him for several other jobs.
