    I would probably suggest a company to do developments in these days. Land tax benefits in many states, ability to retain income, pay out dividends - shareholder could be another company or a discretionary trust with a bucket company as beneficiaries.

    Any issues with the property holding
    entity also doing the development? Would have thought that increases exposure to have assets?

    pros and cons of shareholder being a company vs trust with bucket company?

    Think of what could go wrong
