WTF - Don't you love how agents can't get the opening line right?

    700m2 corner site approx

It's either on the corner or it's not AFAIK.

how a corner lot in Blacktown can justify a big difference in price..
Sold Price for 5 Newman Street Blacktown NSW 2148

Few years ago, Blacktown LGA allowed 600m2 corner lot to have dual occupancy that can be strata titled. That time we saw a price difference of around 0-20k max

That about property if non-corner would be around low 600k, so a 200k price difference.

In 2010 where Sydney West was still a flat market, it was the attitude ' who wants to secure a development potential lot for extra 10%'...

This house was probably 330k in 2010, where a comparable regular lot (non corner) was about 300k.
Today, this corner lot house is sold for $831k, so an increase 150%
whereas the regular lot would be around $631k, so an increase of 110%
