    There is overland flow on that property, but don't know how much (if any) it affects things.

    Its 810sqm. It's most likely a land banking play, and I think in time it could be a great deal. Little more risky than I'd like considering the NCF in the mean time but I'd prefer to buy this than 30km from the CBD with a neutral or slightly positive CF position. All comes down to risk profile I guess.

    This sale shows the potential of this site making sense one day.

    I'd like to see 'rented' go down to about 30%.

    I were there myself, and considering one lot 405m2 sold for 430K, the price is sustainable depending on owner’s suituation. With many newly subdivided sold around 750k,of course median price of that area goes up.

    However, I already moved to Southbank as it is different lifestyle.

    I really like coopers plains and agree it has a great long term future. Issue is the prices have now gotten to a point that you have to land bank . The area seems to be becoming much more modern and a lot of Knock down rebuild is happening

    I think some re agents also have teleporting crows as apparantly rochedale is 12km to the city etc . Lol

    I actually think that access to transport / access via mode of transport are the measures that count, not proximity to CBD. And that is via car, but also via train (leave buses out for the moment - too many 'ghost buses' in Brisbane). You can be quite close to somewhere and have limited access, or be quite distant and have great access. So measures like 'crow flies (especially the new breed of teleporting crow) are less and less relevant.
