QLD convince me deception bay is a bad idea

    With all the water front development and the refurb of the shopping centre plus north lakes now virtually backs onto it and the train line coming to completion. Can anyone offer solid opposition to deception bay being an up and comer?

    There is still so much vacant land between Deception Bay and Bris CBD. I would be looking closer in, as close to Chermside as possible. Aspley maybe.....

    Yes I do agree with you in that respect but what about the virtually untouched water front that is extremely well priced at this stage. Is that worth considering versus ripple effect from the CBD which as you said is not viable that far out .

    Just depends when you want to see capital growth. Its too far from the CBD to have good growth in the short to Medium terms IMO.

    Well there you go, you're practically an area expert. If you like it, do your research and go for it. As long as you are prepared for it to be flat for a little while, but you could say that about almost anywhere really.

    I think it's a great idea . If you're buying there you won't be competing with me where I' m buying ...:D


    But seriously , it is somewhere we have been looking at for the reasons you mention .

    At the moment the median price for deception bay is 326,250 in 2015 and at the peak of the last cycle it was 325 in 2009 , so in terms of potential growth in the current cycle , there is plenty of room for movement .

    We're looking at buying several properties in a short time ( so far we've bought four in the last month )and the easily obtainable return in deception bay doesn't match other places we've looked at , hence our reason not to buy there .

    If we were looking at buying one or two and weren't as concerned about getting a return in the mid 6's I'd be happy to buy there .

    Also anything we're buying at the moment isn't necessarily for a long term hold , and D bay probably has more potential for gentrification on a longer term basis purely due to its waterfront locations , and the cheapest are closest to the water .

    ....or Moreton Bay area around $300k ish?
