contruction costs for 4 townies

    Hi

    Just wondering, I have some of my own crunched figures but after a bit of feedback

    4 dble storey townhouses in croydon Melbourne (3 bedroom, 2 bath, 2 car garage)

    Is under $1,000,000 in the realm of reality / possibility for construction costs.
    (i know theres a lot of other fees, drainage, driveway, landscppe, open space levy etc)
    just wondering about the construction build costs
    ( i don't yet have any plans that I can bounce off builders for quotes)

    No idea if this is helpful but I had quotes for $1.5m and $1.3m just from DA drawings, not from BA. So it is very ballpark. Two level townhouses in Brisbane.

    Would be assuming approximately 210-230 sqm GFA per house, a bit more if you want second living upstairs.

    In Melbourne, prices range from $950 EXC gst

    Depending on the spec, i would be putting these at close to $1300-$1500 per sqm

    $270 - $345 ea
    Total Cost
    $1.08 - $1.38
