Contract signed from my end but no confirmations from vendor after 5 days

    :) Yes vendor is in overseas. He is a pilot and flying Singapore.

    Just realised yesterday night. Started looking for other properties and lined up few inspections for Saturday.

    Somehow, this property is just a nice fit to my tastes. And really don't want to cancel the contract.

    I have learnt a lot on what i can do while and after signing contracts.

    Called him twice. Didn't pick the mobile. Sent him a mail stating that, I cant wait any more than 6:00 PM. I cant ignore other potential properties.

    I will go through that. And very nice to hear about the default 3BD expiry. I have the copy I can check how close it is.

    The company doesn't look bad. It is a legit business. I don't feel like a scam. However, he may be using my lack of knowledge on the buying process in his favour.

    I called him twice didn't pick my call left a voice mail stating that I cant wait anymore than today evening 6:00 PM. And send the same in an email followed by the call.

    It is two hours passed and no calls or no email replies. Time to look for other properties.

    I bet they DIDNT have an offer or they would have started the auction to get your offer higher. Thats why they have stalled to find a mug who they can use to play you up. (Or treat you as the mug)

    Strategy - Walk in and ask the principal to show you their list of opens or discuss anything new and then casually mention the no reply. Very casual. Not annoyed but you were disappointed as the property seemed OK.

    They dont make $$$ not selling

    He is not responding to my calls and emails. In the event he is really busy, let him come back tomorrow.

    Now, I don't have any confidence that he is interested to meet me even if I walk-in.

    I am still interested to close this deal if he replies me.

    If he comes to say that he has better offer, I would be happy to discuss with him further. But not responding my calls is bothering me. He said He can close the deal on Monday verbally on the day he signed.

    An update, the agent called me back around 5:30. He said since the house is just in the market for few days, vendor wants to try one more round before committing. Also, he has highlighted that there is no better offers than mine.


    I said him, I waited enough for this house and let me withdraw now. If the vendor likes to go with my offer on Friday and I can come again and sign the contract. This time I would like to get the contract counter signed on the same day.


    I already started searching for other properties.

    I'd be asking him for a confirmation email that your offer is now withdrawn.

    My intention is to put pressure and let him know that I am about to sign a contract tomorrow.
    I would like to keep my options be open if he comes back on Friday.

    +1, I place expiry date and time and sometimes make different offers if I am negotiating earlier access for measurements, etc....

    FOR EXAMPLE:
    ......>
    This offer expires at 5:00pm on 1 August 2015.
    I look forward to your earliest reply and would be willing to an immediate exchange of contracts should this offer be accepted.

    He agreed to refund to the account. So, I sent him my bank account details by 6:00 PM.

    Got the refunds back on Friday.

    Signed a house near to that on Saturday evening 4:00 PM. Got it counter signed from the vendor in 3 hours.

    Now waiting for unconditional approval.

    Thank you everyone for the support and information. I love this forum.
