    That would be a biggish charge if multiple dwellings are involved. Is this typically on a sliding scale based on contract value?

    Rechecked and its actually 3%. I will save this cost due to having the advice and guidance of a building broker on my side through out the process as well as the initial quote.

    If it where multiples then I would expect a discount :)

    • Location: Ryde NSW
    • Construction type: 4br Brick veneer home, slope block, Two level, volume design
    • Gross floor area / dwelling size: 320sqm (House) + 60sqm (GF)
    • Design type: volume builder
    • Level of specification: medium
    • Turnkey: yes
    • Notes: Class 'M' soil type, 4m dropped site, 2.7m ceilings, stone, Evap, 900mm oven, 900x1200 tiled showers, concrete roof, standard specification with additional power points.

    Has anyone used the online construction cost calculator in BMTQ website?
    For construction of 3-4 storeys apartment with basement parking, do you include the basement area in the total floor area or just the living floor area?

    I think you would have to. The cost of digging up a basement is moderately high - depending on soil type etc and the cement/concrete required.
    The table has the cost of basement parking lower than just ground parking, which I assume would indicate that the basement area is to be included in the final calculations.

    Would like to hear fellow forum members who had experience with unit building in Queensland.

    That totally makes sense.
    Basement area to be included in the total floor area, whereas ground floor parking is considered carport and therefore excluded in the total floor area.

    Have you done 3-4 storey apartment development before?

    Nope. But hope to Have an offer for one at the moment with existing DA for 6 units 3-storey Not sure though as may not be able to put in the time

    Thanks for setting up the thread! Looks like you got a fairly cheap build, although I guess prices have been creeping up over the last 3 years?

    Do your construction costs include getting the plans drawn up? Did you use an architect, if so how much did that cost? Did builder have to go through DA approval for you or did you do that yourself?

    Tossing up between going a project home or custom for ppor in Sydney, worried about costs blowing out on a custom build.

    That included costs of the plans.

    I used a Design & Construct builder that operates in NW and outer West Sydney. They use a subcontracted designer who worked to the development guidelines for the estate.

    There was no charge for preliminary floor plan and elevations for them to price the job. They absorbed the cost of DA plans & working drawings into their fixed price.

    The builder handled the DA.

    What would be some example s of the difference between medium and high specification in say a 3x2 townhouse??

    At work I use the following calculations in most feasibilities

    NSA - $2500-$4000 depending on spec
    Balconies - $800-$1200
    Basement GFA - $900-$1400 depending on how far down
    Circulation - (i.e. corridors, lifts) - $1800-2600 depending on spec
    Storage - Similar to basement/balcony
    Landscaping - Half that of balcony

    Assume that NSA refers to the apartment areas? What does "NSA" stand for?

    Does the basement figure include a waterproofing membrane?

    Would you use $900/sqm for a semi-basement?

    NSA - Net Sellable Area, so the internal measurements of each apartment

    Basement figure includes the waterproofing
    Semi basement - assuming you mean half above ground / half below ground? Yes that number should be sufficient.

    I would also say that the prices I use are high level Tier 2 builders (sometimes 1) with medium to medium-high spec (quality investor / home buyer stock), smaller complexes of say 10-30 apartments can be calculated off total GFA figures and Tier 2/3 Builders are a fair bit cheaper.

    Wheat sort of a reduction in these rates do you think would apply for Tier 2/3 builders doing low-rise, say 6-10 apartments:
    - optimistic % lower?
    - realistic % lower?

    I have a small site that would suit a low-rise with semi-basement.

    Do your basement figures above include excavation? If not, what rate per cubic metre removed do you recommend?

    Some pretty low prices in this thread. For a duplex construction in Melbourne (decent medium spec) I've been getting ballpark figures of $850-900k for a total of 480sqm including garages, and inclusive of landscaping. Works out to $1760-1870sqm. Guessing it will be more like $1900 once the full quotes are done.

    The link above is planning permit which is being publicly advertised.
    It says total estimated development cost of $1,200,000 for 9 of 2 bedroom apartment. How accurate is this figure?
