    Hi

    Just wondering apart from organising a Demo crew to demolish a house
    book in service disconnections,
    What other considerations to consider....

    Should I get a scrap report done....
    - Should I be looking to sell off the hot water service/heating system/kitchen appliances etc.... who to...?
    anything else....

    Very first thing to do is to get an asbestos report.

    The presence or absence of asbestos will affect everything else.

    As Marg said. You can do it yourself, dependent on the material type and how poor you are. I demolished a weatherboard cottage with the help of about 8 skips and Gumtree. You get the licence from council, from memory you have to lay baits in the house once services are disconnected. I sold or recycled or gave away everything I could. The floorboards are in the new house, the bricks from the hearth are the side fence the doors went to a guy who cut the big ceiling thingies, joists? Etc.

    I normally get an asbestos remover in on day 1 along with a plumber to cap sewer.

    Day 2 is a 20 ton excavator with a truck and dog.

    Block cleared by end of day 3.

    Trees near boundary fence. Ripping these up could pull down fences as the roots run under through to the neighbors side. Also take photos of the crossover and kerbing before you start.

    If going to use a specialist demo firm, will they do fixed price with an allowance for a reasonable amount of asbestos, and an extra charge if go over.

    Is it a lot cheaper to arrange it yourself rather than a demo company? i.e. arranging plumber to cap services, asbestos removal, recycler and then excavator & skips?

    Scrapping only normally applies if it was a rental and all of the rebuild will be retained as rental.
    If so speak to the QS. And then deduct the revenue from scrap / sales.

    Your are rebuilding ? Demo isnt recommended if you are selling the cleared site with a DA and not doing the build yourself. It means the residential use ends and GST is triggered since you are selling land. The decision to clear land is a common mistake which could cost much more than the demo

    It's been a rental since owned 4yrs ago.
    Will retain and rent out all townhouses on completion.

    How generally is a scrap report calculated....

    Does the age of the house reduce $$$ to be gained out of scrap report....

    How is this handled? We have a property we're looking at demolishing, but there are two very large trees right on the side boundaries (which would extend far into the neighbors lot).

    During demolition or site preparation, how do they remove the tree and stumps without impacting the neighbors lot?

    Better yet, if possible don't demolish the house, just sell it and get someone else to pay you to take it and clean the site.
    Depending on the type and quality of the house you could make / save around $50K.
