    We bought it off a Singapore based owner who owned the entire middle area.

    What are you reasoning for a 2x2? Wouldn't the neighbours be against a dense development?

    If it's compliant they don't have a choice. Such is the beauty of a Westminster democracy.

    Larger 2x2 apartments is what I would do here. I remember there being some slope on the site so you could do a semi basement parking and make it a pretty nifty little development.
