Bran, is it MDF or masonite?

Our house had some asbestos (roof, ceilings and walls in second bedroom, bathroom), but the 1980 extension had walls of masonite. It is a medium to dark brown. Painted, it is easy to mistake it for fibro because it usually has bevelled edges or cover strips.

I don't know what masonite is, but I thought Mr W said it was MDF. I could very well be wrong

MDF would be a bit odd wouldn't it?
But who knows what they used to build with. You can find old boxes used inside walls.

It might sound like I know what I'm talking about with the MDF this and asbestos that. But actually, I have no idea :)

I cannot imagine a wall being made of MDF. My guess is masonite, which is a good thing if you demolish the house one day.

While it is empty, you could get Somah (Total Asbestos) out to give you his idea of what it is. Tell him I sent you ;).

I might do that as well, although I think I already got a quote from them, although only for what had been identified by someone else I think.

Roof got done today. I think it came up really well. I had a leak which was the main impetus for doing so, but the cosmetic result in terms of resale and even value is more than worth it.

The service of the re-style guys was excellent. Quote the next day, resin applied 1 day after I accepted the quote, and repairs and paint within two days of that. The colour bond came up particularly well, to the extent that I might repaint all my colour bond roofs.

I didn't get more than one quote, so no idea if it was expensive, cheap or what not. I liked the service and the girl answering the phone, so they got my business.

Sadly not. Are you referring to the price?

Bran, how did they deal with the flaking surface? I'm guessing they didn't pressure wash for obvious reasons. Curious about the company and your comment about doing other roofs.

We've always regretted the colour we chose for our roof. Have thought several times of having it recoated in silver. Choosing house colours was so hard with a coloured roof.

I wasn't there, but I think they brushed it, and then applied a resin. The resin apparently binds it all together. I had hoped the resin would be so thick as to mask the transition points between no paint and paint and smooth it all out, but its not quite there.

Pretty sure it was a 10 year warranty, so any issues and it's obviously not a major deal to redo the whole lot.

Hey Paul, I've been looking into the ATO asbestos removal link:
Asbestos affected rental properties - income tax deductions | Australian Taxation Office
I spoke to someone who had asbestos removed, then had their IP advertised for rent but didn't find anyone for 2 months, before they gave up and moved back in there themselves.
I've seen wording to the effect of "must be available for rent" after the works.
Well, it seems it was available, just wasn't able to be rented.
What would be the 'claimability' on this?

    Doubtful.

Otherwise everyone would simply advertise the property at an unrealistic rental for a couple of months to claim deductions with no intention of actually renting it.

You'd have to be a bit of ning nong with a wish for losing money for realsies.
Would it be worth the risk?
But seriously, if it was rented for a good portion of the financial year, and this scenario occurred during the same financial year, what would differentiate it?
