    It is great that your son is keen to buy a house at 22yrs old. I say let him do it because he will be A LOT better off from the experience and 350k wont hurt him that much if things don't go to plan.

    Mandurah has been getting smashed for years except for houses on canals and anything near main coastal locations (eg on Falcon bay). It was looking like becoming another suburb 10 years ago but that has fallen away big time.

    If your son was going to buy in Mandurah he has to target the popular holiday areas - Halls Head (north of Mclarty Road) or Falcon (very close to the beach) it will increase the market to also include holiday makers. Halls Head is perfect, it is close to town and close to the beach as well. He also can rent it out during peak periods.

    Buy something old with good bones and fix it up. If he can get something that resembles a good beach house and not a standard 4x2 bricks and mortar house, he will increase his market.

    If he just gets a standard house, there doesn't seem to be enough interest down there in a flooded market and he could be waiting a while for a buyer.
