Concept to Creation builder v hire your own architect & builder

    Interested in thoughts/advice.

    We see value in going with a "concept to creation" company over managing our own architect/builder, from the point-of-view of a likely higher quality outcome (less mistakes than us managing), project management and quicker completion turnaround.

    We would be interested in thoughts of those with experience in the industry:

    a) Is there usually a large difference in price in total build between "concept to creation" v contracting your own architect/builder? If so, what are rough difference from those with experience (i.e. is it around 10-20% more?)

    b) We are in Melbourne south east suburb.
    Any thoughts/recommendation for good ones to consider?
    Sherbrook Homes
    Melbourne Extensions & Designs
    DuncanThompson
    Other?

    c) Anything else we should consider before proceeding?

    Any thoughts and advice would be appreciated.

    What's "concept to creation" mean? Is that like when someone project manages the whole thing for you?

    Is this for a development or your own PPOR build?

    "Concept to Creation" is where they manage the whole process from design stage to completion. This is for home (PPOR). thanks

    One stop shops are not my cup of tea. Would rather have an architect/draftee to get the plans and use a building broker to get to shop around for you

    If it is only slightly different to a cookie cutter house, it's best to go to a volume builder and negotiate
