    Arch no more. Much better, more open and looks larger.

    Bathroom roughed in. Hebel wall in shower being built to make the structural column in line. Wall will stop at glass shower panel. I made use of that wall to build in a shower niche.

    Older style skew trap pipe and cant change so getting most of the piping built in. Then building a tallboy on top of that. Recessed. Will sit on the built block hiding the pipes.

    Where did you find your tradies? How do they stack up price wise, reliability, workmanship etc?

    The parts the builder is responsible for, he supplies the tradies. The rest, I got ppl I've used in the past for renos. Overall not the cheapest or most expensive crew. Somewhere in the middle . Workmanship seems fine. Its not the space shuttle, so a good job is enough. Most people are simply not willing to pay for immaculate workmanship. So far on this project reliability is 10/10.

    I normally opt for the cheapest..or near cheapest. Usually with commensurately predictable results.

    Believe me i'd like to go 'cheaper', but the risk isn't worth it for me on a $1.3m asset.

    I'm going to do my Kitchen in my apartment. I'm willing to pay for quality workmanship. Its just not worth it to go cheap.

    I may have to do a full bathroom gut job soon. How much roughly will the bathroom related works tally to? Tx

    Depends what you have in the bathroom but labour can vary greatly. I bought all my own PC items and got massive discounts . I think everything with labour will be around 22k or so.

    We're looking at a unit where we would be the first to remove kitchen wall to create open plan kitchen, dining lounge. Are you able to advise total cost of this process from your experience? I realise each case would be different but would be greatful of figure to work from. Thank you.

    Very hard to estimate as it depends on:
    - Will you notify strata in Extraordinary General Meeting (EGM) instead of annual meeting hence may need to pay for that meeting (around $500 - but we provided plans for all renovations including bathrooms, floors and acoustics, plumbing, opening between kitchen and dining/lounge)
    - Depends where your unit is located within the complex, hence will Strata play hard ball and require Dilapidation reports (could include units below, above, adjacent plus common area - we paid $375 for each pre and post renovations so around $2.1K). make sure all units are checked on same day otherwise higher costs.
    - Will it be a bearing wall you will need to install, if yes then you need to pay for work plus engineer report (could be up to $2-3K). Less if no bearing wall.
    - Once completed need to pay for modified Certificate of Title and our solicitor signed changes to By-Laws (minor costs cannot remember)
    - Need to allocate for waste bin for disposal of rubbish/removal of wall and may need to allocate toilet facility if no access on site.
    - Check if builder will also charge you for insurance costs over work over certain amount.
    It was more to do with organization and coordination rather than the actual cost....but we did very extensive total unit renovation so for us it was worth it!
