I would say most would be a no, but it's not illegal so long as it is properly disclosed, and the place for such a disclosure is in the Form 6 Appointment to Act doc.

Also, there's commission on the works value paid by the Lessor to the Agent, called a 'maintenance commission' - I don't know who in their right mind would agree to this as organizing repairs and maintenance is part of your Agents job normally, and any major works above $3,300.00 (such as reno's etc) a licenced QBCC project manager or the owner themselves should be managing. Then there is commission from the contractor paid to the Agent - call it a sales commission of sorts for sending work their way basically. Both instances are allowed so long as properly disclosed to the Client.

If they're not disclosed, it's an offence under the Secret Commissions Act 1905 & state acts as well.

No. We work for a number of real estates. Sometimes we get a gift basket at Xmas from them as we turn up, are reliable and honest.

At times we've gone to quote on a PMs "simple" job and done up a report and photos for the minimum fee and it's gone onto a builder for a complete gut of bathroom/dining/hall. Or termite inspection due to live termites. We get no kick backs. Not from the RE, builder, pest man or anyone.

And we've turned up after other trades who must have blinkers on and couldn't see a simple fix.

We also have our own investment properties and treat our work/business how we would like to have our properties to be treated.

If you think you're being overcharged, organise your own tradies. We've been price gouged by RE tradies and have sourced new electricians/plumbers/flooring trades for our properties on occasion
