Commercial tenants renewal tatics

    We are relatively new at commercial property lease renewals and have recently had 2 tentants say they will not be renewing. The first has cited they are 'looking' to build but did not provide any details. Their lease is up for renewal in under 12 months and I am confident they have not found a property to develop.
    The second one cited almost identical reaons but their lease renewal is in less than 3 months and they have a 5yr option.
    Earlier this year we had another one make very similar claims. Looking elsewhere, property is too big for our needs etc. They negotiated a reduced rent.
    Is this a common strategy ? any other advice ?.. they are all self managed btw.

    The window to exercise the option has closed. Engage an agent & get a sign up on the property - this will flush out their intention or motivate them to vacate/sign a new lease.
