    Hi there, apart from commercial agent databases, tenant advisors and lease expiry diary, is there any other ways to find who is highly active in the market and looking to move spaces, either rental or purchase?

    Forensic work to see who moved & when (property news rags, interweb etc) - not much to go on. Your best sources are being close to your agents.

    I often get the heads up from agents that some tenant is looking for new space ie vacating or is looking for X m² space in an area.

    Thanks Scott, How would you get close to these agents to get them to give you the heads up? Incentived referalls?

    If you're looking to cut them out of their comms, you're digging your own grave, they won't deal with you when you need them.

    If you're trying to find out If your existing tenant is on the move, it takes years of building trust with your agents.

    If your an agent, they may offer a co-agency arrangement.

    Definitely not looking to cut them out, if anything looking to help them close a client by offering free concept designs of the space. We are a commercial design and builder and we share the same customer, but they obviously get that customer first. Is a cash referral bonus to boost their commissions the best way to go?

    Best would be the direct approach to the agents, meet, greet & coffee. Sell your proposition to them, they may have deals on the boil which they could discuss.

    Agents need to disclose any incentives that they receive.
