    That's why you need to undertake thorough due diligence, understand the importance of risk & how it affects return and price.

    Good commercial is relatively impervious to economy... but with this quality asset comes a low yield.

    Interesting article. On Sydney residential:-

    When I joined The AFR, the median house price in the city had just passed $100,000, according to global real estate analytics group, CoreLogic. As I leave, the figure is $890,000. Sure the yields have been low but so has been the volatility. On the CoreLogic numbers, the biggest fall in capital city dwelling values was in a drop of 5.3 per cent in the year to May 2012, preceding the current boom.
    So the best time to buy Sydney residential was just after the biggest annual fall in median prices for 10 years. Interesting.

    If you think that residential property is where it's at, think again.....linky

    Australian commercial rents are among the highest in the world, just like our residential rents.

    I am actually looking at an office space/building. just monitoring the market and getting the information.

    Still haven't got a clear picture on borrowing rules and requirements.
