Commercial lending - CBA - business loan or Market rate

    Just renewing a commercial loan, 3 year IO. I've been given some decent rates but have to choose between 3.8% on a regular business loan vs 3.46 market rate loan with 3 month roll fee of $150. It's a fairly large loan so IR is very important.

    Have used both loan types before, market rate leaves me more exposed to fluctuations in rates but at the moment that seems like the risk is to the downside and rate is 0.34% better. I know CBA hasn't passed any of the last 2 cuts to business loans.

    Anyone been through this recently or got any input?
